What counts as a price change?+
Any movement in asking price between two daily captures, up or down, recorded with the date, previous price, new price and percentage change. 42,932 listings have cut price to date, at an average reduction of 7.8%.
How is days on market calculated?+
From the date a listing is first seen to the date it was last seen, per property. Average across the tracked base is 50 days.
Do you track delistings?+
Yes. A listing that disappears between captures is recorded with its exit date, which is what makes absorption measurable rather than inferred.
How is it delivered?+
A Google Sheet updated daily, filterable by community, property type and event. Custom segments and other formats are available on request.
