Overview

Bayut is the largest property portal in the UAE. This dataset is its full listing inventory, recorded every day since mid 2026, so each listing carries its own timeline: when it appeared, every change in asking price, and when it left the market.

What you can measure

  • Price direction before it reaches transactions. 185,227 asking-price cuts since tracking began, dated to the day.
  • Supply and absorption. New listings, delistings and live stock per area, per day.
  • Days on market for every listing, sale or rent.
  • Market share of agencies by live inventory, area and segment.

Updates

Buy the history to date as a one-time file, or subscribe to receive the latest state and the new history rows each month or quarter. A daily delivery can be arranged for teams that need the movement as it happens.

Source and method

Compiled by Happy Endpoint from listings publicly advertised on Bayut, recorded every day and kept as history. A listing that disappears is marked delisted only after it has been missing from complete daily runs, so gaps in coverage are not mistaken for sales. Happy Endpoint is an independent data provider and is not affiliated with Bayut.

Frequently asked questions

Why buy history rather than a listings export?+
An export shows the price today. The history shows that the price was cut 8% last week, that the unit has been on the market for 90 days, or that it left the market yesterday. Those changes are what pricing, lead and valuation work runs on.
Can I get only one emirate or one segment?+
Yes. Quotes can be scoped by emirate, area, sale or rent, property type or date range.
How is days on market measured?+
From the date a listing was first seen to the date it was last seen live. The listing creation date is included too.
Can I subscribe for regular updates?+
Yes. Datasets are available as a one-time snapshot or as an annual subscription with monthly or quarterly updates in the same columns. Ask for subscription pricing when you request a quote.
What formats are available?+
CSV or SQLite. Excel for filtered extracts.. Other formats and custom field lists are available on request.
How do I pay?+
Ready-made files are paid by card or PayPal at checkout and download immediately. Quoted datasets are paid by card or PayPal against an invoice, then delivered by download link.
Is there a free dataset to try first?+
Yes. The free datasets on this page are drawn from the full dataset and have the same columns. For a sample cut to your own areas or categories, email [email protected].
