What is price per square foot?

Price per square foot (price/sqft) is a normalized metric that expresses a property's value relative to its floor area, enabling fair comparison between properties of different sizes. It is calculated by dividing the sale or asking price by the total floor area in square feet.

Tracking price/sqft across a neighborhood or city over time reveals market trends that raw price data can obscure. A rising average price might simply reflect a shift toward larger properties rather than genuine appreciation - price/sqft normalizes for size.

In markets that use square meters, the equivalent is price per square meter (price/sqm). When building cross-market analysis tools, normalizing to a single unit is an essential data transformation step.
